Glazing for councils and housing associations

Manufacture, installation and aftercare

Social housing glazing from our Thornwood factory

Exterior Plas manufactures and installs windows and doors for local councils and housing associations across London, Essex and the South East. We’re a family run company founded in 1988 by Andy Sheen, and our head office sits on the same site as our factory and showroom in Thornwood, Epping. Social housing is home ground. Councils and housing associations have historically been our core sector, and it’s the work our whole process was shaped around, even though we also deal with schools, commercial clients, homeowners and the trade.

Who this page is for

This page is for the people who plan and manage window and door work across social housing stock, which usually means asset managers, procurement officers, surveyors and contract managers. Contractors who need a glazing manufacturer that also installs will find it useful too.

If you’re responsible for council window replacement in London, Essex or the wider South East, you don’t need a finished specification before you call. Some clients arrive with a planned scheme already scoped, while others have a few empty properties and a tight turnaround. Either way, we’ll talk it through.

What programmes typically need

Most programmes come down to planned replacement, void work and repairs, and each one asks something different of the people who make and fit the product.

Planned replacement can mean a street or block needing new windows and doors in one go, with several sizes and styles across the run and residents still living at home while the work goes on. Planning matters most here. We make uPVC, aluminium and timber products, and you’ll find the full ranges on our windows and doors pages.

Voids are empty properties between tenancies, and none can be relet until it’s safe and secure, which often puts windows and doors on the list. Sometimes it’s a single damaged unit. Sometimes it’s a full replacement. Short runs like these suit a company that makes its own product.

Repairs come with any large stock, because hardware wears and units blow over time, so they need thinking about from the start. Response times depend on what’s agreed with each client, so we don’t quote them here.

Fire safety comes into it too, as flat entrance doors and communal areas may call for fire rated products, and our fire doors page explains what we supply.

Manufacturing and installation under one roof

We make the windows and doors we fit, in our own factory at Thornwood. It covers around 15,000 sq ft, it’s equipped with CNC machinery, and it’s where we fabricate REHAU systems for made to measure runs of any size.

That matters for social housing. Housing association windows rarely match from one property to the next, because stock built in different decades has different openings, and 2 windows that look identical on a drawing can measure differently on site. Making in house keeps everyone on the same information, from the person who measures to the team who fits, and if a size needs changing, our own factory changes it.

You also get a single point of contact from survey to handover, and you can read more on our factory page or come and see the showroom.

Reactive maintenance support

We can repair what we install. Our reactive maintenance department has handled window and door repairs since 2007, and it grew out of the manufacturing and installation work we’d been doing since 1988.

We know the systems well. We fabricate them ourselves. Our reactive maintenance page covers how we handle framework, void and ad hoc repair instructions in more detail. Stock in the capital? See our reactive maintenance in London page.

Call 01992 578 903 or email enquiries@exteriorplas.com to talk through your programme. We’re open Monday to Friday, 9am to 5pm. You can also ask for a free quote through our contact page, or if you’d like to see products first, visit our showroom at Weald Hall Lane, Thornwood, Epping, Essex CM16 6NR.

FAQs

Do you work directly with councils and housing associations?

We do. Local councils and housing associations have historically been our core sector, and because we also deal with the trade, we can work alongside a main contractor if that’s how your programme runs.

London, Essex and the South East. Everything is made at our factory in Thornwood, near Epping, and installed from there.

Send us the details and we’ll tell you which route suits each property. We make replacement windows and doors to measure in our own factory, while our reactive team handles repairs, so a void can go either way depending on what it needs.

They’re part of our fire products range, alongside fire rated windows.

Our reactive maintenance department, which has run since 2007. It’s the same company that made and fitted the product, so you won’t need to find a separate repair contractor.
